NU-TECH VANCOUVER MANUFACTURING FACILITY
This project was designed to balance specialized industrial performance with long-term flexibility. Our role focused on delivering a smart, durable design that met immediate operational needs while maximizing long-term value for both current and future users.
Building A was designed to accommodate Nu-Tech’s heavy equipment, with features including slab reinforcement, overhead service zones, and specialized utility routing.
Building B is a flexible shell with clear-span structure, modular bay sizing, and pre-located utility stubs—allowing future buildouts to occur without major modifications.

Construction was completed in 14 months. OCA’s early involvement in planning and phasing allowed the project team to identify cost-saving opportunities, including shared infrastructure strategies, simplified detailing, and efficient layout solutions that reduced complexity without compromising long-term performance.
Materials and detailing were selected for longevity and ease of maintenance. Building systems were kept straightforward to reduce cost and improve performance reliability over time.
